A demand letter for a $4200 deposit

u/brainhack3r used ChatGPT and Gemini when a landlord in San Francisco kept $4200 of $5000. Gemini wrote the demand letter as a PDF. An hour after he sent it, the $4200 arrived. He left $800.

What was done

On 13 May 2026 u/brainhack3r writes in r/OpenAI that he moved out of San Francisco. The landlord kept $4200 of a $5000 deposit. He writes that the damage claims were made up. ChatGPT and Gemini checked each other. He dumped the context and started again several times. They found a breach of AB2801 and a few other rules, and marked the passages. A fee of $59 was charged at 100 percent. He writes that only 50 percent is allowed, and had the amount changed to $29.50. There were no papers, no receipts and no before and after photos. Gemini wrote a demand letter as a PDF from his notes. He writes that small claims could have returned the whole deposit plus 2x in punitive damages, about $17k. There was no case. An hour after he sent the letter, the $4200 arrived. He left $800 in lease fees. He writes that the work took something like 2 hours. The same week he got a dealership charge down from $1500 to $1000.

How it went

The $4200 arrived after the demand letter. $800 was left. The small claim and the amount of about $17k were not used. The dealership charge went from $1500 to $1000, according to him.

Worth knowing

The post does not have the landlord's reply, only that the money arrived. The statute text is not quoted. $29.50 is the amount he set the fee to in the letter. The dealership is not named. Check the original. This is not legal advice.

How to do it

  1. Ask the model to point at the rules that cover the deposit, and ask again in an empty thread.
  2. Ask for a demand letter as a PDF from your own notes.
  3. Read the letter. Do not send it and do not go to court before you have said yes.

Try it with ChatGPT

Read my notes on [deposit] at [landlord]. Point at gaps against [rule] and write a demand letter. Do not send the letter and do not go to court until I say yes.

Replace text in brackets with your own.

Done when. The letter has been read, and it has not been sent unless you have said yes.

Safety rule. The agent does not send the letter and does not start a case. You say yes first.
