A counteroffer flagged before the email was opened

Drew had an agent read the inbox of the property business for 8 days. It texted him who and the price when counteroffers landed, drafted escrow email and built a list from 13 screenshots plus 11 names.

What was done

On 1 October 2026 Drew McAllister writes that he has been running his commercial property business with an agent in the inbox and the calendar. In 8 days the agent caught counteroffers as they landed, and texted him who and the price before he opened the email. It built Monday's owner follow-up list. It tracked best-and-final across buyers and broke down price, net and terms for the sellers. It writes prompts he pastes into Claude for SMCOs and offer analysis. It drafted escrow opening emails, buyer side and seller side. It turned 13 screenshots from his contacts into a protected list for a cancelled listing, and found 11 more names in 6 months of email. It flagged that a Monday closing target conflicted with an SBA funding deadline, before it cost them. It drafted thanks to the agents for the buyers who did not win. It reads lease redlines and tells him what matters from the landlord's side. It nudged him on a signing deadline at month-end. The profile says Los Angeles, CA.

How it went

He got a text about counteroffers, drafts and a warning about the deadlines. The post does not say the email to the other parties was sent, and it does not say which price was in the text.

Worth knowing

SMCO is not explained in the post. 13, 11, 6 and 8 are the figures he gives. Check the original. This is not brokerage advice.

How to do it

  1. Let the agent read [inbox] and text you who and the price when a counteroffer arrives. Do not reply to the other party.
  2. Ask for a draft of [email] and a list from the attachments you are allowed to use.
  3. Read the draft and the deadline warning. Send yourself whatever should go out.

Try it with Valgfri agent

Read [inbox]. When a counteroffer arrives, text me who and the price. Draft [email], but do not send it. Warn me if [deadline] conflicts with another deadline. Do not write to the other party until I say yes.

Replace text in brackets with your own.

Done when. You have read the text and the draft, and the other party has not received an email unless you sent it.

Safety rule. The agent does not write to the other party and does not change a listing until you say yes.
