A DCF in Excel for industrial deals

u/rajuabju underwrites commercial property, mostly in the western US, with deals of about $5 million to $30 million. Claude Code has built Excel models for industrial deals. The retail model is not finished. He has not said he has stopped using Argus.

What was done

On 22 May 2026 u/rajuabju writes in r/ClaudeAI that he is a solo developer, owner and syndicator in commercial real estate. The deals are retail centres and industrial, in several states, mostly in the western US. A typical size is about $5 million to $30 million. Argus was sent to outside analysts. Over the past year he used Claude first, then Cowork because of Excel, and then Claude Code. He has built a DCF for single-tenant industrial, and one for multi-tenant industrial in small/mid-bay. He is now adapting the structure for multi-tenant retail. The models are in Excel. Claude Code has added logic for the rent roll, reimbursements, downtime, renewal, market rent, tenant works, leasing commission, debt, exit and sensitivity. He writes that it takes minutes, not hours or days. He does not say Argus is out for institutions. For himself he thinks he may soon drop Argus and the outside analysts. Time is the constraint he calls #1.

How it went

The industrial models are in Excel. The retail model is in progress. He has not written that the analysts are gone, or that a named deal has been run in the new model.

Worth knowing

No deal is named. That the models are getting close to Argus is his judgement, not a reconciliation in the post. "About" sits in front of the size. "Soon" means the break with Argus is not done.

How to do it

  1. Ask for an Excel model for the property type you actually underwrite.
  2. Read the rent roll, downtime, debt and exit before you trust the total.
  3. Do not send the model to a lender or an investor before you have said yes.

Try it with Claude Code

Build an Excel draft DCF for [property type] with rent roll, downtime, debt and exit. Do not use figures I have not given in [assumptions]. Do not send the model until I say yes.

Replace text in brackets with your own.

Done when. You have read the assumptions in the sheet, and the model has not been sent on.

Safety rule. The agent does not send the model. You say yes before it goes on.

  • The tools folder was read, the authorization was changed

Tomasz Tunguz asked Claude Cowork to read the folder of scripts he had built in Claude Code. After eleven steps the tools were in Cowork's memory. Cowork was slow, crashed twice on startup, and changed the authorization for Claude Code.
